Third Quarter 2026 Lake Lanier Market Stats. Summary:  Number of listings is down. Everything else is UP. Average and median LIST prices are up, Sales price average is UP, Days on market are up.

List to sales price ratio gap is holding steady around the 95% range.

Current Lake Lanier Stats for Third Quarter 2026 (per FMLS data) - (All Lakefront Homes with individual or deeded boat dock permits)

*Current number of listings are DOWN on Lake Lanier = 200 from 220 during 2nd quarter of 2026. (A low of $450,000 to a high of $4,999,900). Median List price is UP at $1,239, 450 compared to 2nd Quarter 2026,  it was $$1,199, 500. An increase of just over 3%. Average list price = $1,489,591. Up 3.5% from 2nd quarter of 2026. ($1,4395,000)  Average Days on  market higher at = 138.  2nd quarter of 2026 it was 68 days, less than 1/2 of current quarter.

Current number of sales in past 90 days = 81 with a median sales price of $1,100,000, Average sales price was $1,257,531,

*List to Sales price ratio on average is 95.3%. Essentially the same as 2nd quarter which was 95.9%

Current number of sales in past 180 days = 178 with a median sales price of $1,095,000; Average sales price was $1,216,950

List to sales price ratio on average during this time was 95.7%

*Median Sales price 3rd quarter for Lake Lanier Properties was $1,100,000. UP  3.5% from 2nd quarter of 2026 ($1,062,500). Average Sales Price =$1,257,331. UP 6.5% from 2nd quarter of 2026 ($1,178,899).

*Average Days on Market UP = 87 days. It was 50 2nd quarter of 2026. 

*Price per square foot has been in the $323 range. HOWEVER, please note that price per square foot is FAR less reliable with Lake Lanier properties due to the wide range of  lake site values, which is included in the price per square foot calculations

Additionally, regulatory factors, such as the U.S. Army Corps of Engineers’ oversight of dock permits and shoreline management, play a crucial role in determining property values.

A skilled appraiser must have a deep understanding of these unique market drivers, as well as experience in analyzing comparable sales within the lakefront market. Traditional appraisal methods may not accurately capture the added value of a waterfront property’s premium features, necessitating a nuanced approach that accounts for aspects like water depth, topography, lake views from the home, boat dock type, navigation to and from the dock, location on the lake and access to amenities. Furthermore, the history of fluctuating lake levels and environmental regulations can impact a property's long-term value. As a result, hiring an appraiser with expertise in Lake Lanier real estate ensures a more accurate and informed property valuation, essential for buyers, sellers, and lenders navigating this specialized market.
